That's actually the point. We're a small crew, so once we've been to your property once, we usually send the same person or two back every time. They already know your shutoff, your water heater, and what we tried last visit.

Constantly. A lot of the western suburbs is pre-1960s housing stock — galvanized supply lines, cast iron drains, finicky cleanouts. We're used to it and we'll tell you straight what's worth fixing vs. replacing.

Yes, we provide free estimates for most plumbing projects. For bigger jobs (sewer line work, repipes, excavation) we'll come out, diagnose the actual problem, and give you a written number before any work begins.

Flat-rate pricing on most jobs — the quote is the price. You'll see the number before we start. No clock-watching and no surprise add-ons you didn't agree to.

Annually for most homes, more often if you've had repeat clogs or you're on an older cast iron drain system. Kitchen lines that see a lot of cooking grease and main sewer lines near mature trees are the usual repeat offenders.

What causes low water pressure?

Mineral buildup in aerators or supply lines, a failing pressure regulator, a partially closed shutoff valve, a pinhole leak somewhere in the system, or an issue upstream with the water main. We can test and trace it to the actual cause instead of guessing.

It's an expensive drip. A running toilet can waste hundreds of gallons a day. It's almost always a worn flapper or a fill valve that's had it — quick fix, not a disaster.
