Pittsburgh's hard water, aging infrastructure, and harsh winters put extra stress on water heaters. Here are the most common issues we see and repair every day.
No hot water at all
Symptoms:
Cold shower out of nowhere, every tap running cold, the unit not firing.
Common Causes:
On a gas unit: pilot out or thermocouple failed. On an electric unit: tripped breaker, failed element, or bad high-limit switch. Sometimes a bad gas valve. We test in order.
Popping or rumbling from the tank
Symptoms:
Sounds like a tea kettle boiling in the basement whenever it runs.
Common Causes:
Sediment caked on the bottom of the tank. The water between the sediment and the burner/element flash-boils. Fixable with a flush — or a sign the tank is near the end.
Leaking tank or base
Symptoms:
Puddle on the floor, drip off the T&P discharge tube, or a trail from the drain valve.
Common Causes:
T&P valve discharging (pressure issue), drain valve dripping (easy swap), or — worst case — the tank itself has corroded through. We shut it down fast either way.
Rusty hot water
Symptoms:
Brown or orange water on the hot side only; cold side is clear.
Common Causes:
Anode rod is fully consumed and the tank is now rusting from the inside. We'll assess whether a new anode buys you time or whether replacement is the smarter call.
Pilot won't stay lit (gas)
Symptoms:
You light it, it runs for a minute, then dies. Happens repeatedly.
Common Causes:
9 times out of 10, a weak thermocouple — common in older Pittsburgh basements where draft and gas supply pressure vary. Occasionally a dirty pilot orifice or a back-drafting flue.
Runs out too fast
Symptoms:
Used to last 3 showers, now it lasts one.
Common Causes:
Electric: lower element is dead, upper still works. Gas: dip tube is broken (hot and cold mixing at the top of the tank). Or: tank is half full of sediment and effective capacity is smaller than the nameplate says.
Repair or Replace? How to Decide
Repair Makes Sense When
- Your water heater is less than 8-10 years old
- The repair cost is less than 50% of a new unit
- This is the first time it has needed service
- The tank itself is not corroded or leaking
Replacement May Be Better When
- The unit is over 10-12 years old
- You are seeing rust-colored water consistently
- The tank itself is leaking from the bottom
- You have had multiple repairs in recent years
